1. Rodent damage and mold is not covered. We do our best to prevent this from happening here. We can't prevent tenants from bringing rodents or rodent-attractants or moldy items. Do your best to store only dry goods and no food or freezable liquids. Rodents like glue, artwork, salty items, any type of human or animal food, and baits put in units by tenants (don't do that). Only use repellant packs if you're concerned. Other water damage is covered only if we can see an in-unit source from roof or floor. Again, we do our best to prevent this.
2. Theft claims require a police report to be filed.
3. Any claim requires photos of damaged items while items are in your unit.
4. Your account must be in good standing to file a claim.
5. This is not insurance. This portion is a deductible offset for your own homeowner or renter's insurance coverage. We insure the buildings but not the unit contents, as specified in your rental agreement.
6. One claim per year per plan.
